Recovering from the semester. Settling in to summer maintenance at Swissaire. We have several move-outs this month. Make-readies can be fun if the tenant has not been in their apartment very long. If they have then there is a lot more that needs to be done before someone else can move in. This week has been a toilet week. Its funny how maintenance projects come in waves. One person will report a problem with their toilet, and then sure enough at least three other toilets will crap out (literally) within a day or two.
Toilet #1: "I went to flush the toilet and I heard this loud pop, and now it doesn't flush any more."
Solution: tweaked the water shut off valve, flow restored to toilet, flushes @ 3.5 gpf.
Toilet #2: "When we flush the toilet it makes a really weird sound and doesn't seem to clear the bowl properly. Also when we flush the toilet the kitchen sink makes a funny noise."
Solution: Flush valve corroded and no longer works. Replaced valve, kitchen noise no longer noticeable.
Toilet #3: "I have been noticing dampness around the base of my toilet. Also a musty odor."
Solution: Replace wax ring between toilet and sewer line. This was the most labor intensive and gnarly
I also worked on a couple of bathroom sinks, replacing the p-trap on one, and jerry rigging a drain pull from spare parts on another. When you are able to fix stuff it feels really good. Toilet #3 kept me up on Thursday night as I kept thinking through just exactly how I was going to do what I needed to do.
I also broke down this week and decided to go ahead a take a summer class, Biblical Counseling. One of those required courses that everybody says really isn't worth a whole semester. By getting it out of the way I remain on track to finish in 4 years as planned. This also marked a small milestone in that it was the first class that I paid for entirely out of my own pocket. A small miracle seeing as though I will be paying as I go from now on. I no longer need to take out student loans, and will have the majority of what has already been borrowed paid back before leaving. Whitney and I moved to Dallas by faith, not having a clue where we were going to get the 40+G's that would be needed to complete the degree. God provides!!

dude - i love hearing handyman stories. You can swap with my bro when he's back in town, he's essentially an apartment manager 50% of his time. Jehoveh Jireh
